Summary

This villa boasts the ideal location as it not only has the laid back feel of a place in the country, but it's also just one kilometre from Modica's shopping centre where shops and supermarkets abound and just 5 kms from its historical centre. The house is immersed in greenery and lush gardens with citrus trees creating heavenly scents. The interior reflects the planning and forethought that created the gracious and logical flow of the house and solar panels have been used to minimise the negative environmental impact. The house spreads over three floors and the owners have spared no expense using fine fabrics and smart furnishings while decorating with style and creativity. The magnificent 20x10 metre pool in the garden is the perfect spot for a snooze or a swim. The ideal getaway for the comfort-seeking tourist.

Property details

As you enter on the upper-ground floor, a staircase is immediately to the left which leads both up and downstairs. Past the entrance into the living area where there's a couch, chaise lounge, a 40" TV and a corner kitchen with a table for 4. To one side of the living room lies a verandah with sea view and a table for 8 while to the other side thera are 2 bedrooms with three-quarter beds and the master bedroom with a walk-in wardrobe and sea views. One of the three-quarter rooms accesses a balcony where there's a view of the pool and the other offers a terrace with views of the fruit trees. The spacious family bathroom on this floor features a double handbasin and shower for two. Upstairs on the first floor there's a another double bedroom with ensuite bathroom and a large private terrace with sea views as well. The ground floor which accesses the garden and pool via sliding doors, offers a bright and sunny living area where there are couches, a fireplace and a table for 8. In the corner of this area there's a super modern kitchen with shiny benchtops, dishwasher and table for 8. Off the kitchen lies the laundry. To the other side of the living area, there's a double bedroom with ensuite bathroom. Stepping out of the kitchen, in the shade of the magnificent Carob tree, there's outdoor dining for 8, 8 chaise lounges, armchairs and umbrellas. All the bedrooms are equipped with a TV. The villa is immersed in green and leafy extensive grounds.

This south-eastern stretch of the island has the highest concentration of UNESCO heritage sites in the world. The villa is located just 5kms from Modica and 9kms from Scicli placing it in the heart of the splendid masterpieces of Sicilian Baroque in the valley of Noto and its towns Modica, Ragusa Ibla, Ispica, Noto and Scicli. Rich culture is not its only asset though, there are wonderful natural paradises and other places of interest to visit as well. A short drive gets you to the seaside villages of Sampieri and Marzamemi If you are a fan of the popular Italian television series "Inspector Montalbano" then you might want to visit the location which is nearby, as well as an abundance of beautiful unspoilt beaches. If you are a sun-seeker we highly recommend Pozzallo beach (awarded a Blue Flag for cleanliness by an environmental group in 2009), the Vendicari nature reserve and the lakes of Cavagrande. A trip to the area isn't complete without visiting Caltagirone, Siracusa and Ortigia and the caves of Ispica and the necropolis of Pantalica where environmental wonder meets archeological treasure. They are all within easy reach too and well worth the trip!
